When selecting your fireplace don't be cheap. Your money is well spent on higher effciency especially when today's heating bills can equal your mortgage payment.
Wood burning fireplaces come in a wide range of prices, sizes and efficiency. If you live in Florida just want the ambiance of a fire the basic fire boxes (many times refered to as builders boxes). If you live up north you may want to take a hard look at a more effcient model.
If your building a new home most builders try to install the lower end zero clearance fireplaces. Average cost to the builder is around $300 - $400 installed with chimney they will try to charge you $3000 plus for the fireplace. Ask the builder how much it would cost to install a second fireplace in the home, after he tells you the price act stunned and ask if that's what the first one cost. Take that figure with you to your local fireplace shop and look at the more efficient models. You will be amazed at how much more fireplace you will get for your money. Have the fireplace shop install the more efficient model and send the bill to the builder.
When having a zero clearance fireplace installed make sure the builder insulates and drywalls behind the fireplace. This reduces the cold air transfered through when not burning.
