Real Estate 101 Buying your first home is exciting and exasperating at the same time. We hope to help with this experience with a simple check list. 1) Get your finances in order. Pay down credit card debt. 2)Visit your bank and speak with a loan officer about first time buyers special financing. Many banks offer several incentives to first time buyers. 3) Get an estimate on how much you can afford. 4) Get pre-approved for the loan. You don't have to accept the loan just get an approval and the interest rates you qualify for. 5) Find a Realtor you can trust, one thats going to look out for you and your interests and not one who just wants to make a sale. Talk to several reactors before you make your decision. 6) Select a area you want to relocate in. Whether it is around the corner of across town. 7) The type of home you are looking for, ranch, bungalow, split-level, colonial etc. and some of the features you would like to see. Kitchens are the number one feature with most home buyers. 8) Once you've found the home you like make sure to have it inspected. The $300-400 spent is well worth it in the long run. Unforeseen repairs can be costly. 9) Check with your Realtor about financing they might have available. Sometimes they can offer better interest rates than your bank. Check over all financing deals very carefully and compare terms, fixed rates, balloon payments, early payoff fees etc before making your decision. 10)Closing costs can sometimes be paid buy the seller or at least part of them. Try to Negotiate this up front with the selling price.
